All property listings, pricing, specifications, and school district details displayed on the Site are deemed reliable but are not guaranteed. Listing data is pulled from third-party sources (including MLS syndications and Coldwell Banker Pennco Real Estate listings) and is subject to change, sale, withdrawal, or error without notice. You are advised to independently verify all property measurements, taxes, HOA fees, school boundaries, and listing details before entering into any transaction.

4. No Brokerage Relationship Created

Your use of the Site, including submitting inquiries through the contact forms or calling our phone number, does not create an agency, fiduciary, or brokerage relationship between you and Justin Fazzari-Berg or Coldwell Banker Pennco Real Estate. Under Pennsylvania law, an official agency relationship is only established when both parties execute a written Consumer Notice and a written agency contract (such as a Buyer Agency Agreement or a Listing Agreement).

6. Intellectual Property
